Something rather different is happening in Cheddar – a new lettings and property management agency is basing its approach on social responsibility and giving something back to society. If you have never heard of toilet-twinning, for example, you will soon find out about it if you visit the Cornerstone offices in the centre of the village. Janet Gwinn, who has just opened the new agency, is committed to giving the industry a better image. Janet said: “My research showed that the public perception of letting agents was very poor and people’s experiences not always as good as they could be. I wanted to set up a regulated agency with high standards of customer care and an ethos of social responsibility. I am used to working in a very service-orientated environment and want to carry this across. “I have worked hard to make sure that I have reached the standard to become an ARLA(The Association of Residential Lettings Agents) member to ensure the best service for my customers.” With a background in managing property for local authorities and housing associations and having spent many years helping landlords comply with legislation, Janet says she is bringing expertise, but just as importantly, principles, to her lettings agency. “I believe good communication and respect for each other are key to managing relationships,” she said. “I have always sought out the best practice standards to work to. I want to bring my principles of good communication to Cornerstone and I will continue to give free advice to landlords and tenants.” As part of the agency’s “giving back” ethos, each new managed let will include a “toilet-twinning” – a charitable scheme which helps to provide better sanitation to poor communities across the world. Janet said: “I found that the idea of an ethical and regulated approach to letting is popular and the idea of toilet twinning has had some very positive reactions from people. People that normally have an aversion to letting agencies have found this approach more acceptable. The agency will also help others through donations to Tear Fund.” Looking ahead, Janet sees the lettings market continue to expand and said that she has seen the sector grow enormously since she was first involved in private renting. “Standards have also improved,” she said. “Which is great for the customer, but does mean that the role of the letting agent helping landlords along the right path is all the more important.” To introduce itself to the community Cornerstone has held open days – with a “morph man” attracting plenty of attention – and is running opening offers to encourage new business. But service and responsibility remain her watchwords. “I love managing property and letting it,” she said. “That means giving a good service and working with landlords, tenants and all the other people I meet. . I want to give something back to society so social responsibility as part of the service along with a high standard of customer care is very important to me.”.
